Official RPPI — Residential Property Price Index

Dublin vs National vs Excluding Dublin
Indexed to Jan 2010 = 100 to show relative divergence and convergence over time.
Price-to-Rent Ratio by County (2013–Present)
Annual median price ÷ annual 2-bed rent (Daft). Lower P/R = better yield potential. International benchmark: 15–20 is neutral.
What is P/R Ratio?
Price-to-rent = property price ÷ annual rent. A ratio of 20 means you pay 20 years of rent to own the property. Lower = better rental yield.
Benchmarks
Below 15: strong yield territory. 15–20: neutral. Above 20: yield-compressed, capital-gain market. Dublin typically runs 20–30×.
Limitations
Uses median PPR price and Daft 2-bed asking rent. Asking rent ≠ registered RTB rent. Transaction costs, maintenance and voids not included.
Seasonal Transaction Patterns (National)
Monthly average transaction count and median price, based on PPR data 2015–present. Shows when the market is most active.
